Housing demand, supply shortage, location, land, project magnitude, market segment and financials makes Torres Verdes an interesting, unique and profitable project.

We have chosen to do the project in Balneario Camboriu due to its ideal location and potential to attract the extensive new middle market from 3 booming cities: Balneario Camboriu, Camboriu and Itajai.

Balneário Camboriú is a popular beach resort with for both Brazilians and international travelers. Although the city’s official population is just 95,000, surveys put the number of non-permanent residents in the summer months closer to 1 million, as tourists flock to the city. 

The influx of visitors provides a injection of wealth into the already prosperous area and generates new jobs in the service industry. Local business owners catering to visitors are often unable to afford to live in the high priced beach side sky scrapers and create an additional target buyer for the units at Torres Verdes.

Moreover, in order to maintain Balneario’s high-end reputation, land use regulation requires that residential developments away from the beach apartments must to be over 160m². As new properties are frequently sold for R$500,000 and above, it is easy to see why middle class families are being priced out of this vibrant city.
 
With such sizeable profits available, developers are naturally concentrating on upscale projects, completely ignoring the ever growing middle class needed to support the city. Suitable housing, at affordable prices within easily commutable distance is scarce and we therefore expect demand for Torres Verdes to be high.

The range and quality of facilities and extras we will offer to residents at Torres Verdes are not usually associated with a residential development of this type and will further add to the aspirational element of living here. Not only are these amenities going to enhance the quality of life for residents, they will also continue to appeal to buyers in the future.

Abramar will push for Torres Verdes to be either the first entry-level LEED or AQUA certified project in Brazil of this type. We are incorporating several environmental initiatives to the Torres Verdes development including a system to collect and use rainwater, and to treat used water before releasing it back to the environment. Furthermore we will dedicate 4,000 m² to green spaces.
