Alameda dos Ipês, Itajaí


We fell in love with this land the very moment we saw it. Its undulated and uneven topography, its views to the surrounding green hills, and its proximate location to Itajai and its industrial and port centers. Given our conversation with the mayor and local companies, as well as our 300+ potential buyers from Itajai that came to us thru our neighboring city project Colina do Cedro, we designed the community of Alemeda dos Ipes as a mix of 4 story buildings and houses similar to Colina do Cedro. Our epxerience leads us to believe that units will fly from the moment we put it on sale. The negotiations, due diligence and sorting out the legal issues surrounding for this land have taken time and effort but we expect to complete the permit process soon and begin construction.

The layout for the development project is as follows:

Project Progress

We had the land appraised and approved by Acquaplan, the company that takes care of environmental licenses
We obtained the City Hall 'consulta de viabilidade' that shows that legally we can do a development on the land. The permit and planning process will confirm the exact number of units. The neighborhood is part of the official expansion program of the city. We have verbal approval from FATMA (the most cumbersome approval agency in the permit process) that they will approve the project we are proposing (in writing only after all permits are approved. We expect to launch this project in the first half of 2012.
