Abramar focuses our business in our local state of Santa Catarina, due to our local knowledge and experience, the favorable economic conditions in the state, and the underserved housing demand. We plan to expand to the neighboring states of Parana and Rio Grande do Sul in 2013. Abramar specifically targets projects that have minimal risk and a high annualized returns (IRR) and ROI. Our current projects all fit this profile and our pipeline of future deals will as well. We welcome external investment and have substantial assets under management locally in case there’s need for collateral. We strive to find very unique projects with high potential for income and low risk. It is for this reason we’re working on multiple entry-level housing developments, one ‘small’ and unique ultra luxury project and a medium middle-income condominium, all in Santa Catarina. Entry levelEntry-level housing in Brazil is targeted at households earning three to five times the national minimum wage. In 2009 the government has reacted to the demand needs and has launched a plan called 'Minha Casa, Minha Vida' to entice developers to build 2 million homes. We believe in these types of projects because there is little competition for large scale, high quality, entry level product in our target markets, while the demand for this type of product is hugely underserved. In our target markets there are small local developers that construct projects of up to 20 homes at a time targeted at entry level home buyers with a price ranges from R$70,000 to R$150,000. These homes generally lack community planning, amenities, decent finishing’s and tend to be over priced for what the buyer gets. These homes are sold by word of mout in person and are rarely advertised online. We began constructing a 302 unit project, Colina do Cedro, in Camboriu, Santa Catarina in the 4th quarter of 2008 and due to its initial demand and success. Colina do Cedro is the first entry-level development on this scale in Camboriú. The unique nature of this project has shown us that demand is high. We pre-sold all of the 166 home units before breaking ground and currently have a 300+ wait list for our next project. Our first home owners moved in on 03/08/2010. In order to keep pace with the demand for our unique entry level project we are breaking grounds on over 1800 units of entry level housing in Blumenau, Itajai, and Navegantes in the first quarter of 2012. Middle IncomeMiddle income homes (B class) mostly range from R$250,000 to R$500,000 and are developed by smaller construction companies. These projects are usually behind other buildings of high quality and have no views. These projects are targeted for middle class locals and tourists. However, because of the push for the upscale buildings, these units tend to be mediocre in quality at best. This type of client wants more, but no one is catering to them. Abramar's high quality large scale projects are tailored specifically to meet this demand. We have chosen a project Torres Verdes in Balneario Camboriu for its ideal location to attract the extensive new middle income market being generated from the economic activity and growth in Balneario Camboriu, Camboriu and Itajai. The range and quality of facilities and extras that will be offered to residents at Torres Verdes are not usually associated with a residential development of this type and will further add to the aspirational element of living here. Ultra LuxuryProjects in Santa Catarina over the past few years have been and continue to be centered around the construction of high rise buildings in beach or water front areas such as Balneario Camboriu. These projects are constructed mainly by 2 or 3 large developers who sell semi luxurious units from R$500,000 to R$5 million. They target mostly wealthy (A class) tourists. There continues to be a large demand for these types of homes due to the beautiful beaches and low crime rate Santa Catarina is known for and has developed into a ‘safe haven’ for the growing ranks of rich Brazilians. These clients want and can buy the best, but no matter how much they pay there are no ‘ultra’ luxury condos in the area yet. We apply our same focus on high standards, uniqueness and details to luxury projects. We have acquired a unique parcel in the heart of luxury living in Brazil. It is located in Estaleiro beach in the city of Balneario Camboriu, Santa Catarina. We are in the early stages of developing an ultra luxurius condominium community in the beach named Costa do Sol. We plan to launch this project in the near future to create a new standard of luxury in the area. |
